Tile roofs sit over an underlayment that carries the waterproofing, and that layer is what we replace. We lift the tile in sections, strip the failed underlayment, repair bad decking, and restack sound tile. Roofers call that a lift and relay.
Asphalt shingles can take a patch, a section repair or a full tear off, depending on condition and matching. Standing seam metal is the other pitched option, with 24 gauge panels and concealed fasteners under raised seams.
Flat and low slope roofs drain slowly, so the membrane and the drainage path both have to work. Our default there is torch down modified bitumen, and we use Polyglass Polyfresko G, a heat welded cap sheet. TPO is another low slope system, and we install it when that is what you want.
